How to become a party wall surveyor
Last reviewed
Party wall surveying is a niche — lower volume than the mainstream routes, but specialist and high-value per matter. If you’ve found this page, you probably already know what you’re after, so this is deliberately concise.
What a party wall surveyor does
A party wall surveyor administers the process set out in the Party Wall etc. Act 1996 when one owner’s building work affects a shared (party) wall or boundary. That includes serving and responding to notices, and agreeing — or, where owners can’t agree, determining — a party wall award that sets out how the work proceeds and protects both parties.
It’s a role that blends surveying, procedure and a bit of law, which is part of its appeal to the right person.
Do you need a qualification?
This is the key thing people get wrong. The Act does not set out formal academic qualifications to act as a surveyor in this context — but that absolutely does not mean competence is optional. In practice:
- Most party wall surveyors come from a surveying or construction background.
- Relevant training and CPD in the Act and its procedure are expected.
- Membership of a recognised body (and adherence to its standards) signals credibility to clients and other surveyors.
Because there's no single formal qualification, do your due diligence on any training provider, and confirm what membership and standards clients in your area expect.
How to build credibility
If party wall work appeals, the realistic path is:
- Get grounded in surveying more broadly — see how to become a surveyor.
- Add party-wall-specific training and CPD on the Act and its procedure.
- Join a relevant body and keep your CPD current.
